We sold the Overlook Apartments (400 units) in Bellevue, WA to Concierge Asset Management [CAM] in 2002 after having been under contract with three other buyers. While the other prospective buyers could not “get their arms around the physical problems,” Concierge displayed its experience in valuing rehab work and closed on time without any re-negotiation of the price.

Before we acquired Overlook, third-party engineering reports revealed approximately $5 million in life safety problems (failing stairways, balconies, etc.). Our construction team found a way to cure the problems for less. (See page 20.)
